How long will a project take? Most new home construction projects are completed within 4-5 months from groundbreaking to final. Additional time is required for the design process, which varies considerably depending upon the complexity of the project and whether an existing plan is being used or modified. How much will my new home cost? Ah ... the price question! While actual, final costs can't really be determined until the design is complete and blueprints can be submitted to key subcontractors for bid, current construction costs are running from about $135 per square foot and up. So, for example, a 2000 square foot, single level (ranch-style) home with a full unfinished walkout basement and a 3 car garage will start at around $270,000. This does not include the lot! The
entire construction process begins with design. Buffalo Creek has assisted
many homeowners to create a home design that is uniquely suited to the needs of
families and couples. From existing plans, modifications can be
incorporated that, for example, increase the size, add bedrooms, or change
kitchen layouts. Or a plan can be created "from scratch",
beginning with ideas literally sketched "on a napkin". Costs to
modify a plan are surprisingly low ... often less than $1,000!
After
plans are completed and drawn by our qualified designer/draftsman, copies are
provided to key subcontractors,
including heat and air conditioning,
electrical,
plumbing and lumber. With this information, a total is derived.
A
construction loan is then obtained (Buffalo Creek has established an excellent
relationship with local lenders), permits are obtained, and actual
construction can begin!
At
each stage of construction, options and selections are discussed, insuring that
the homeowner is kept current with the progress. Every day, a Buffalo
Creek representative is on site, overseeing construction and making sure that
the owner's requirements are met. Inspections by state and county
officials help us to confirm quality and that all construction meets code
requirements.
Upon
completion, a "Certificate of Occupancy" is issued, a final
walkthrough is made with the owners to create a "Punch List" of items
needing correction or completion.
The
construction loan is then paid off with a permanent mortgage (we can help the
owner locate and work with a lender) and at final closing, keys to your new home
are turned over.
Does
Buffalo Creek offer a warranty?
Yes!
Buffalo Creek offers a limited Three Year Homeowners Warranty (actual warranty
document is available prior to execution of an agreement).
Essentially,
the warranty covers structural items for three years, mechanical, electrical and
plumbing systems for two years, and general workmanship and materials for one
year - PLEASE SEE ACTUAL WARRANTY FOR COMPLETE INFORMATION.
